The national floor and ceiling
HUD sets FHA's floor at 65% of the conforming baseline and its ceiling at 150%. Every county falls somewhere between, based on local home prices. Alaska, Hawaii, Guam and the U.S. Virgin Islands get a higher special-exception ceiling.
| 2026 limit | 1 unit | 2 units | 3 units | 4 units |
|---|---|---|---|---|
| FHA floor | $541,287 | $693,050 | $837,700 | $1,041,125 |
| FHA ceiling | $1,249,125 | $1,599,375 | $1,933,200 | $2,402,625 |
| FHA ceiling, AK, HI, GU, VI | $1,873,625 | $2,399,050 | $2,899,800 | $3,603,925 |
| Conforming baseline | $832,750 | $1,066,250 | $1,288,800 | $1,601,750 |
No county actually reaches the special-exception ceiling. The highest 2026 limit anywhere is $2,499,100 for a fourplex, in Kalawao and Maui counties in Hawaii.
When the 2027 limits come out
Not yet, as of October 24, 2026. FHFA published the 2026 conforming limits on November 25, 2025, and HUD followed with FHA's on December 11, 2025. HUD ties each year's FHA limits to the date the lender gets the FHA case number (2026's apply to case numbers assigned on or after January 1, 2026), so ask your lender which year's limit your case falls under if you're buying around New Year. This page moves to 2027 once both agencies post their county files.
