Is there a cost or an API key?

No. The server is free, read-only and needs no key or sign-in. Please cite the multifamilyfor.sale page or the HUD or FHFA file that comes back with each answer.

Where do the loan limits come from?

HUD's FHA forward mortgage limit file and FHFA's conforming loan limit file for the current year, the same county files behind the lookup and the downloads on this site. Each answer names the files and the date they were read.

Is the calculator result a loan offer?

No. It runs the published HUD, Fannie Mae and VA rules on the numbers you give it, including the interest rate. A lender decides the loan, and it uses the agency limit, not ours.
